Facility Condition Assessments

County of Kern, CA

EMG was hired by Kern County to conduct comprehensive facility condition assessments of all County-owned buildings. During the project, EMG assessed approximately 53 buildings for a total of 1.9 million square feet. County buildings included libraries, healthcare, recreation, public safety and warehouse buildings.

RESULT

During this contract, EMG developed an understanding of the scope of County facility maintenance needs and established a list of Maintenance and Repair (M&R) priorities and incorporated the list into a capital improvement plan. EMG also helped establish a protocol for on-going monitoring of facility conditions, work performed and information recorded for tracking and reporting on M&R conducted on County facilities.

EMG’s final report included the overall condition of the facilities, including, but not limited, to information regarding the manufacturer, model, and serial number, and size of equipment within the facilities. Additionally, the report listed immediate needs, replacement cost index, and a 20-year capital plan of the maintenance requirements and costs that can be adjusted for inflation.
