EMG was engaged by Cardinal Capital to analyze risk and assist the financing of a grocery store transaction through providing time sensitive Property Condition Assessments in the northeastern United States. We were also retained to lease compliance inspections, and inspect the properties to verify that capital expenditures provisions in the properties’ lease agreements were completed satisfactorily.
EMG scheduled, performed the site work, and delivered the reports to facilitate a quick, 15-day transaction time frame. EMG was hired to inspect the subject properties to identify capital expenditures that were to be completed by the lessee as required by their lease agreements. Once the required capital expenditures were completed, EMG provided follow-up inspections to verify that the work was satisfactory. EMG’s asset management services provided a low-cost solution for our client to verify the condition and proper management of their properties. Having an independent 3rd-party opinion served to minimize the conflict between the lessor and lessee.
