The Chicago Housing Authority (CHA) maintains 466 buildings in 11 developments throughout the City of Chicago. The CHA engaged EMG to conduct a physical inspection of all building components, forecast equipment life, and provide estimates of the funds necessary to maintain all the properties over the next 15 years.
EMG assembled a multi-disciplined team to conduct the physical inspections and assess the buildings, their components, systems, and equipment. The team reviewed the exterior envelope (exterior wall, foundations, roof parapets, roofing, windows, storefronts, and doors), interior (floor slabs, flooring systems, ceiling systems, structure, bearing and non-bearing walls, and wall surface applied materials), and inventory of all building systems (HVAC, plumbing, electrical, elevators, security, and fire protection systems).
The results of the assessment were integrated into AssetCALC™, EMG’s web-based system. AssetCALC streamlines the capital planning process by compiling funding requirements for deficiencies and creating budget models based on project priority, life cycle maintenance, and repair requirements. Components were weighted in order to prioritize scheduling of system maintenance and capital replacements. The project was completed on time and within budget.
