EMG was selected to perform Phase I Environmental Site Assessments and Property Condition Assessments for an investor looking to grow its portfolio of convenience store / petroleum assets in the Midwest. The Client had worked with an EMG competitor and experienced missed deadlines on previous projects. The Client reached out to EMG based on reputation for timeliness, thorough, expert work and competitive pricing across the nation. Our integrated and scalable operational processes and technologies, as well as our national team of subject matter experts and project managers, made EMG uniquely qualified to get the job done.

RESULT

EMG professionals were deployed to 15 convenience stores located in the Midwest to perform ASTM Phase I Environmental Assessments and Property Condition Assessments. As per protocol for the Phase Is, visual inspections, photographs of surroundings and adjacent properties, research regarding Underground Storage Tanks (USTs), Above Ground Storage Tanks, and regulatory database searches were performed to discern any issues that could impact the purchase of the 15 properties for The Client. EMG identified Recognized Environmental Conditions (RECs) and recommended Phase II Environmental Assessments in the form of Ground Penetrating Radar for USTs, and Soil Boring at some of the sites.

EMG communicated closely with The Client in order to identify any issues early in the process, provide the costs to resolve, and consulted with our client on different strategies to work through those concerns. In addition to the full reports provided, EMG summarized all of the data in easy-to-read Summary Matrices that enabled the Client to understand the details of EMG’s findings quickly, including complete cost tables for the portfolio. Our ability to provide real-time property insight facilitated our client’s decision-making process and ability to close the deal on time.
