District of Columbia Public Schools




In 2012, EMGs strategic partner, 4tell Solutions was selected by the District of Columbia to provide comprehensive Sustainable Facility Assessments, space utilization studies, conduct energy assessments and provide asset Sustainability technology for the District of Columbia Public Schools.

In support of 4tell, EMG completed comprehensive assessments including condition, ADA, LEED, Security, Green Roof, HazMat, and Environmental on 120 schools. Additionally, EMG completed space analyses and identified gaps with existing data, and made recommendations for corrections of deficiencies. All data was collected and populated in 4tell’s Real Estate Portfolio Solution, iPlan™.

The Facility Condition Assessment data will function as the source for the development of a comprehensive repair, alteration, and improvement program for the facilities. The facilities assessment and analytical data will enable the District to plan, manage and analyze data utilizing a single platform. This will enhance the District’s ability to develop short, intermediate, and long term capital improvement strategies based on stakeholder needs and will provide for a cost effective operation of the facility based upon the prioritization code for each identified element or component in the study.

The Space Utilization Study will provide the District with use density, use type and dimensional area of each floor of the subject schools.  This data will help the District make space planning decisions by identifying under and over utilized space.
