Construction Project Management




HMS Host, part of Autogrill S.p.A.—the world’s largest provider of food, beverage, and retail services for travelers—hired EMG to manage 15 complex restaurant and retail projects in five terminals at Dallas/Fort Worth International Airport as part of the Terminal Renewal Improvement Program (TRIP) that will be under construction through 2017. Our initial assignment was managing construction of four Starbucks at Terminals D and E.


Building at an airport is highly complex. There are various entities, secure environments, and night work. At the existing terminal location, all work was done at night in an SIDA area over baggage handling and Customs-secure areas. Weekly conference calls and site meetings were needed to communicate with DFW Airport Concessions, DFW Terminal Management, HMS Host Operations and Construction, HMS Host vendors and architect, Starbucks Operations and Construction and Starbucks vendors and architect, Star Concessions (HMS Host joint venture partner) while maintaining a 35% MWDBE (Minority, Women and Disadvantage Business Enterprise) ratio. Most of the work was done at night after last flight, before first flight. The project was completed in six weeks, while the airport was still under construction. The project received a temporary certificate three days early, and was the only concessionaire to open before terminal opening. Total project cost was under budget.
